FINANCE
Legal & General Property (LGP) has a dedicated finance team performing a range of services that support fund and asset management, development and planning.
Financial reporting
The Finance function provides fund accounting, reporting and cash management services for the full range of LGP Funds. As well as providing the financial accounting for the General Partner and Fund Manager it also acts as the Operator for a number of specialist property funds with the following responsibilities:
- raising and management of capital
- supervising the accounting and banking
- supervising the arrangements for financial distributions
- coordinating the circulation of reports relevant to the business
Finance is also responsible for corporate financial reporting to Legal & General Group and fulfilling tax related requirements from corporation and income tax, capital gains tax and VAT perspectives.
Business support and analysis
The Finance function provides business support and analysis in the following key areas:
- Business management information systems which provide valuable tools to support fund management, fund accounting, property management, property accounting and related management and corporate reporting.
- Financial and business analysis including:
- Financial modelling for equity raising and debt financing, fund debt strategies, advanced modelling for complex assets and portfolio transactions and support of management initiatives, e.g. buying, selling and re-gearing of assets
- Negotiation and arrangement of debt facilities
- Hedging strategies including swaps evaluation
- Financial expertise required in the launching of new products
- Fulfilment of our legal responsibilities from a fund and general accounting perspective
- Full range of property accounting services across all funds
- Covenant appraisals
