The Industrial Property Investment Fund (IPIF) was launched in 1997 and was one of the first specialist funds to be created in the market.

The £913m Fund (as at end June 2008) is a specialist industrial fund operating on a large scale. It has over 13.6 million sq ft of space let to almost 1,600 tenants on 112 estates (as at end June 2008). The Fund is highly management intensive. Much of its success lies in the efficient management of a large number of tenant relationships and the continuing programme of new lettings, lease renewals and rent reviews.

Investments

The Fund invests in primarily good quality, higher yielding, predominantly multi-let, management intensive industrial estates, although it does own a number of Distribution Warehouses.

 

The Fund also has a carefully managed programme of speculative developments. In 2006, these included the development of over 313,000 sqft of space in 36 units in Welwyn, Basildon and Rochester. The Fund is biased towards London and the South East, with circa 60%, by value, of its holdings are in these regions.

 

The Fund has outperformed its IPD Benchmark, the IPD Annual Industrial Index on a 1, 3, 5 and 10 year basis.
