PHILOSOPHY
There are two key differences between property and other major asset classes:
- Every asset is unique
- An investor can alter the characteristics of the underlying asset, for example through redevelopment or changes in the tenant profile
This
means that property assets present many options for
enhancing their value over and above what would be
delivered by growth in the market alone. Our
research indicates that stock specific factors are
responsible for the majority of relative fund performance.
Our investment philosophy reflects this. Within a research-driven framework, our asset analysis process is geared to take account of the distinctive characteristics of individual assets. We recognise that a good stock opportunity in the "wrong" sector can prove to be a better investment than a poor stock in the "right" sector. We believe that this blend of research-based sector strategy alongside rigorous stock selection and active management of individual assets is the key to producing consistent results for our clients.
