Research plays a key role in the business. LGP has a dedicated team analysing the UK property market and giving advice to fund managers. The team is able to draw on a wide range of resources to develop its views; these include specialist property research companies, the information available from commercial property agencies as well as the market intelligence developed in the course of LGPs day-to-day activities across the breadth of UK property markets. Forecasting

The team prepares a comprehensive set of forecasts for the UK property market every six months. Using an econometric framework that builds on the expected performance of the economy and the supply of new property, we project income returns and the drivers of capital growth to produce projections for total returns. By forecasting the market down to 13-sectors, we capture the critical drivers of market performance at the subsector level. These forecasts are one of the major inputs into setting Sector Strategy for individual funds.

Bespoke In-depth Research Projects

The research department regularly undertakes in-depth projects to investigate issues affecting the long-term prospects for property and / or particular sectors as well as a number of emerging issues. These can draw on the skills of the in-house team, as well as specialist research firms and university academic departments. Recent projects include:

  • The impact of changing tenant requirements on the physical requirements for retail property
  • The investment characteristics of the logistics sector
  • Absolute return benchmarking for property funds

 

Performance Analysis

Research works with the Fund Management team to analyse the drivers of performance, identifying successful strategies and where necessary highlighting areas for additional analysis and monitoring.
