We recognise that our business activities result in both direct and indirect environmental impacts and that our responsibilities extend beyond shareholders, customers and employees to the wider community and include responsible environmental management.
We are committed as a company to managing our business with the aim of reducing our direct and indirect environmental impacts and believe that this is an important step towards increasing the sustainability of our business in the long term.
We are working in partnership with Upstream Strategies, the UK Green Building Council and the Better Buildings Partnership to formulate strategies, targets and action plans for the sustainable management of all our property portfolios.
Legal & General Property has recently received 2 awards at the Mayor of London Green Awards 2010 in conjunction with the Better Buildings Partnership (BBP). The awards were presented by London Mayor Boris Johnson and are in recognition of our continued commitment to creating and maintaining sustainable buildings but with carbon reduction commitment clearly our driver. The Gold accolades were for 'Building Improver' award for 99 Gresham Street, which was won as a result of our waste/ energy reduction initiatives year on year and the 'Green Portfolio' award where we had number of key assets where we are able to influence how the buildings are managed.
Recycle, reuse, refurbish
We aim to reduce wastage, through our development and refurbishment programmes, where we strive to exceed minimum standards and set targets for the re-use and recycling of demolition materials.
For our directly managed properties, working closely with our managing agents, we aim to deliver continual improvement in the environmental performance of the buildings through the adoption of best practice, the management of energy and water, the prevention of pollution through waste disposal and controls on the use of oils, chemicals and the use of ozone depleting substances including carbon dioxide emissions. We currently have Environmental Management Systems (EMS) accredited with the ISO 14001 accreditation across 34 of our properties and aim to establish EMS at the remainder of our properties during 2009. The EMS control the environmental aspects of our building management activities, reduce environmental risks and set annual targets so that improvement may be measured.
Occupier engagement
We are working in partnership with our occupiers and Green 500 to aim at reducing carbon across all Central London office buildings in our portfolios. This pilot project will then create best practice working methods to work across our entire portfolio.
We are also introducing the green lease guidance Information Memorandum that has been produced in collaboration with the stakeholders in the Better Buildings Partnership (BBP) across our portfolio.
