The UK Logistics Fund was established in 2006 with the objective of creating a market-leading fund that would be the vehicle of choice for both logistics tenants and investors alike.
The Fund is jointly run by Legal & General Property and Hermes Real Estate. The target size of the Fund is £1 billion.
Key features of the fund are:
- A diversified portfolio of prime distribution warehouse units
- Strong development pipeline
- Enhanced performance through specialised management and development
- Long average unexpired lease term of 15.5 years
- Target distribution yield in excess of 5.0%
- Average unit of investment assets, by capital value of over £3m, by size 330,000ft
The Fund’s strategic approach is to acquire and develop prime distribution warehouse units which offer the best opportunities for rental and capital growth, recognising that it is a dynamic and evolving market requiring best practice within the logistics sector. The Fund expects out performance through the combination of the following:
- Specialised management
- Superior Stock selection
- Development returns
